What Is an ITC in Oman? What International Investors Should Know

If you are exploring property in Oman, you will often come across the term ITC.

ITC stands for Integrated Tourism Complex. An ITC is a licensed development that can bring together residential property, hotels, retail, restaurants, leisure facilities, commercial spaces and other community uses within one wider destination.

For international buyers and investors, the key point is ownership. Oman’s official Real Estate Ownership Act for Integrated Tourism Complexes allows Omani and non Omani individuals and companies to own land or constructed units within licensed ITCs for accommodation or investment purposes, subject to the applicable rules and conditions.


 

What can an ITC include?

The exact mix depends on the individual development. 

A recent example is the Telal Al Qurum ITC project in Muscat. Oman’s Ministry of Foreign Affairs states the development includes two hotels and recreational facilities. It also offers retail outlets and residential units for freehold ownership.

For qualifying residential property owners, ownership within an ITC can connect with residency options. According to Gov.om, owners of residential units within Integrated Tourism Complexes can apply for a renewable property owner residence visa valid for two years, subject to the applicable requirements.

For qualifying investors, Oman’s official Golden Residency programme offers 10 year residency, with ownership of property in tourism zones listed as one of the qualifying pathways.
